Cracks that keep coming back are movement, not bad patching

Porter sits on expansive clay with the San Jacinto floodplain alongside it, and that combination produces a lot of seasonal soil movement. Clay takes on water through wet months and swells; it dries out through hot spells and shrinks back. A slab-on-grade foundation rides that cycle rather than resisting it, and the framing carries the motion up into the walls.

Proximity to the river sharpens the effect rather than softening it. Soil moisture here swings further between extremes than it does further inland, so the annual expansion and contraction cycle is more pronounced.

Reading the crack pattern

Movement cracks announce themselves by location, and the pattern is consistent enough to diagnose from the doorway.

• Diagonal cracks from the upper corners of doors and windows. Openings are where stress concentrates in a wall, so that is where it releases.
• Straight cracks along a ceiling line. A panel joint opening and closing as the structure moves.
• Rows of small circular bulges. Nail pops, where fasteners have worked loose as framing moved around them and pushed the compound spot outward.
• Cracks that open in one season and partly close in another. Often truss uplift in the attic rather than the slab at all.

Each has a different correct answer, which is why a repair that treats all cracks as filling jobs produces the same crack a year later.

What a durable repair involves

Compound pressed into a gap is not a repair, it is a cosmetic delay. The joint has to be reinforced so it can take the next cycle of movement.

That means cutting the crack out rather than filling it, installing backing where there is none behind the board, bedding tape in setting compound rather than lightweight filler, and floating the repair wide enough that the transition falls outside normal viewing angles. Setting compound cures chemically and is considerably stronger in a moving joint than an air-dried lightweight product.

None of that stops the house moving. It means the repair moves with it rather than failing at the first seasonal swing.

When the drywall is telling you something else

Drywall cracking is usually cosmetic and seasonal. Occasionally it is a symptom worth taking further — doors and windows binding in their frames, cracks that widen steadily rather than cycling, visible separation at exterior brick, or floors that have developed a slope.

Those are foundation questions rather than drywall questions, and they belong with a structural engineer before anyone finishes a wall. Repairing the surface above an active structural problem wastes the repair.
