Why ceilings are the recurring issue here
The Woodlands was built village by village from 1974 onward, and Grogan’s Mill homes have now had fifty years of seasonal movement behind their walls. But the reason ceiling work dominates here is architectural rather than geological: these houses have tall rooms, vaulted spaces and a great deal of glass.
Glass is the problem. Light entering a room at a shallow angle crosses the ceiling rather than hitting it square, and that raking light casts a shadow from anything standing proud of the plane. A joint you would never notice on a wall reads as a visible ridge overhead. Two-storey entries and open living areas under clerestory windows are the hardest surfaces in any house to finish convincingly.
Popcorn, and what is under it
The village homes built through the late 1970s and 1980s almost universally carry textured ceilings. Underneath that texture is usually a Level 1 or Level 2 surface, because the builder taped the joints, sprayed over them, and stopped.
That is why a scrape-and-paint job so often disappoints. Removing the texture exposes every joint, fastener and short-cut panel that the stipple was hiding, on exactly the ceilings where the light is least forgiving. The surface has to be rebuilt afterwards, not simply repainted, and on a large open ceiling that usually means a Level 5 skim coat across the whole area. On any village home from before 1980, the ceiling gets sampled for asbestos before anything is scraped. Results come back before work starts.
Cracks where the ceiling meets the wall
A gap that opens along the wall-ceiling line in one season and partly closes in another is usually truss uplift rather than a defect. Attic trusses flex with humidity and temperature swings and lift slightly at the centre, and the ceiling follows them.
It is worth recognising because the durable answer is to let that joint move rather than to lock it rigid. A joint filled solid every spring is a joint that cracks again every winter.
Working within the covenants
The Woodlands operates covenant and architectural review, and homeowners here are generally used to that. Interior drywall work does not typically engage it, but exterior access, waste container placement and contractor parking can, particularly in the villages with tighter street frontage.
What the covenants actually reach is worth knowing before a crew arrives. Township Covenant Administration handles exterior improvements, and the Standards require prior written approval from the village Residential Design Review Committee for the construction, alteration or repair of a structure or improvement on a lot — repainting the house included, applied for through the Township’s online portal. Replacing board, skimming a ceiling or matching texture inside the house is not in that category.
The site rules still apply to the work, though. Trash and refuse containers have to be stored on the owner’s property and out of view from the street except around collection, no bulk material or debris may accumulate on the lot or on adjacent greenbelt and open space, and vehicles cannot be parked on lawns, ditches or other grassy areas. On a village street with a short driveway that is a conversation to have when the job is scheduled, not on the morning the dumpster arrives. Neighborhood Criteria vary village to village, so an exterior element sits with the Township’s Covenant Administration department rather than with us.
