The part that decides it
Anyone can hang board. Finishing is the trade.
A repair is three coats of compound, each floated wider than the last, until the transition falls outside the angle anybody looks at a wall from. Setting-type compound cures chemically in twenty to forty-five minutes; the lightweight kind dries by evaporation and takes considerably longer in the humidity we have here for most of the year. That cure time is the schedule, and there is no way to compress it.
Then the texture has to match what is already on the wall — and a knockdown sprayed in 1998 and repainted four times since is flatter than fresh material, so matching the original specification is how you get a patch that reads sharper than the wall around it. On anything hand-applied we work a sample up first and look at it in the room's own light before touching the repair.

No. Sheetrock is a brand name that became the everyday word for gypsum board across most of Texas, in the same way people use a brand name for adhesive bandages. The material, the failure modes and the repair are identical, so whichever word you use, it is the same job and the same quote.
Why do my cracks keep coming back after they are filled?
Because the crack is a symptom. Montgomery County sits on expansive clay that swells through wet months and shrinks through dry ones, and a slab-on-grade foundation rides that movement every year. Filling the surface without reinforcing the joint gets you the same crack next season.
Can you match the texture on my wall?

Do I need my ceiling tested before popcorn removal?

Does popcorn ceiling removal require asbestos testing?
Sampling is strongly recommended for any home built before 1980, when asbestos was common in spray-applied ceiling texture. Removal must not begin until results are back. Testing is inexpensive relative to the cost of disturbing material that turns out to contain asbestos.
Can popcorn ceiling removal be done in just one room?
Yes. The work is routinely done room by room, and many homeowners start with living areas and kitchens before moving through bedrooms. Containment is set per room, so the rest of the house stays usable while the work runs.
Can you match my existing wall texture?
Texture matching is standard on repair work, including aged orange peel, knockdown and hand-applied skip trowel. Match quality depends on how the original was applied and how much the surrounding surface has been painted over. A sample area is worked up first on unusual textures.
What causes cracks to reappear after they have been repaired?

How do you stop water stains bleeding through new paint?
Latex paint will not hold back a water stain; it reappears through the finish coat over weeks. The area is sealed with an oil-based or shellac-based stain-blocking primer first, which locks the tannins and mineral deposits down before any colour goes on.
What is a Level 5 drywall finish?
A thin skim coat of compound across the entire surface, applied over a completed Level 4. It removes the difference in porosity and texture between the finished joints and the bare paper facing, which is what causes joints to telegraph through gloss paint or under strong side light.
Can textured walls be made smooth without replacing the drywall?
Yes. The texture is knocked down or skimmed over with high-build compound, then sanded flat and finished to Level 4 or Level 5. Replacing sound board to change texture is rarely necessary and is considerably more disruptive.
When is full replacement necessary instead of patching?
When the board itself has failed rather than been damaged in one spot. Widespread water exposure, mold in the paper facing, crumbling gypsum, or so many accumulated patches that the wall reads uneven. Isolated holes and cracks are almost always a patching job.
Can you match existing texture during a partial replacement?
Yes, and it is the normal expectation on partial work. New board is finished to the same level as the surrounding wall, then textured and feathered past the joint so the replaced section does not read as a rectangle under side light.
Can work be scheduled outside business hours?
After-hours and weekend phasing is standard on occupied commercial space, and is usually the only practical way to keep a retail or office tenant trading through a build-out. Scope and access arrangements are set with the property manager before the schedule is fixed.
What fire rating do commercial demising walls need?
That comes from the UL design named in the approved drawings, not from a rule of thumb. One-hour assemblies are common between tenancies. The listed design governs board type, fastener pattern and treatment on both faces, and deviating from it voids the rating.
Why does a repair show through the paint afterwards?
Bare joint compound is far more porous than the painted wall around it, so it absorbs paint differently and the patch flashes as a dull shape. Priming the repair first evens out that porosity, which is why repair and repaint are better handled as one job.
Is primer necessary on new drywall?
Yes. Bare gypsum board and fresh compound drink paint unevenly, so colour coats applied straight onto them end up patchy and take more product to cover. A PVA drywall primer seals the surface first and gives a uniform base.
What drywall thickness does an attached garage need?
Less than most people assume. The International Residential Code sets the minimum at 1/2 inch gypsum board on the garage side of the wall to the house or attic, and 5/8 inch Type X where a habitable room sits directly above the garage, on that ceiling. Most garage ceilings get 5/8 inch anyway to resist sag in a hot, humid space. Detached garages are usually not required to use fire-rated board unless they share a wall or roof structure with a dwelling.
Can I convert my garage into living space with standard drywall?
A conversion has to meet the interior finishing standards for habitable space, which usually means insulation, a vapour strategy and a finished ceiling, not just board on the studs. Where the garage remains attached to the house, the fire separation requirement still applies to the shared assembly.

Can I use 1/2 inch board on a ceiling?
It is physically possible at standard joist spacing but it is a poor choice, and in humid climates it is the leading cause of wavy ceilings. The gypsum core absorbs moisture and the panel deforms under its own weight between joists. Once it has sagged it does not recover.
Which homes need the ceiling sampled?
Any property built before 1980 is the usual threshold, because spray-applied ceiling texture from that era commonly contained asbestos. Age of the texture matters more than age of the house, so a ceiling re-textured later may differ from the original construction date.
Why does the gap between my wall and ceiling open every winter?

Does a garage need fire-rated drywall?

Is replacing a ceiling much more expensive than repairing it?

Is hourly or fixed-price better for the customer?
Fixed price for defined work, hourly for genuine unknowns. A fixed price transfers the risk of the job running long to the contractor, which is what you want on a clear scope. Hourly is fairer when nobody can see behind the wall yet, such as suspected water damage.
Should I use paper tape or mesh tape?
Paper tape is stronger and is the better choice for flat seams and inside corners, provided it is properly bedded in compound. Mesh is self-adhesive and more forgiving for beginners, but it must be used with setting-type compound rather than lightweight, or the joint will crack.
How big a hole can a mesh patch handle?
Self-adhesive mesh patches are reasonable up to roughly the size of a large coin, in a low-traffic area. Beyond that the mesh has nothing rigid behind it, so the repair flexes when the wall is touched and eventually cracks in a ring around the edge.
Do I have to wet the texture first?
Effectively yes. Wet texture comes away as damp debris that falls onto your sheeting. Dry scraping turns the same material into fine airborne dust that travels through the whole house and takes weeks to settle. Wetting also makes the scraping itself substantially easier.
What is the knockdown timing window?
The interval between spraying and flattening, typically somewhere around ten to twenty minutes but genuinely variable. Too early and the peaks smear into mud. Too late and the blade skates over hardened material without flattening it. Humidity and temperature move the window every time.
Can mold grow behind a wall that looks fine?
Yes. The paper facing on the cavity side is just as organic as the visible face, and it sits in a dark, still space. A wall can read normal from the room while the back of the board is colonised, which is why persistent damp odour matters even without a visible mark.
Are nail pops a structural problem?
Usually not. A scatter of pops after a season or two is normal movement in a slab-on-grade house on clay soil. What warrants further attention is pops appearing alongside doors binding in their frames, widening diagonal cracks, or sloping floors, which point to foundation movement rather than ordinary settling.
Why is removal quoted per square foot of ceiling?
Because both the scraping and the finishing scale with ceiling area. Room count matters less than total area and ceiling height. Containment setup is partly fixed per room, which is why doing several rooms in one visit is cheaper per square foot than one at a time.
