Before you send it
- If a crack has been filled before, say so. That single fact changes the diagnosis more than anything else you can tell us.
- If there is any staining, mention whether it is still growing. An active leak is a different job from a dry one, and it has to be resolved first.
- For a textured ceiling in a property built before 1980, expect sampling to come before scraping. It adds a few days, and it is not optional.
- Photographs help more than descriptions on repair work, because the crack pattern usually shows the cause.
