New construction rather than repair

Magnolia has grown outward along FM 1488 and FM 1774 for three decades, and much of the drywall work here is new rather than remedial. Acreage properties around High Meadow Ranch and Indigo Lake Estates bring a steady flow of room additions, detached shops, garage conversions and custom builds.

That changes the job. New construction is open framing with no occupants, no existing texture to match and no settlement history to work around. The constraints are sequencing and coordination rather than containment and repair.

Where additions get difficult

The hard part of an addition is not the new room. It is the line where new work meets the existing house.

That existing wall carries its own texture, its own plane, and usually its own history of slab movement. New board is flat and true; a twenty-year-old wall next to it may not be. Bringing the two into a single plane often means furring or shimming before any panel goes up, and the texture across the joint has to match a surface that has been painted several times and flattened in the process.

Where the transition is done properly it falls outside normal viewing angles. Where it is not, the addition announces itself from the doorway.

Board selection on acreage builds

Detached shops and garages are the common case out here, and they are governed by different rules than the house. A detached structure usually falls outside the fire separation requirement entirely. An attached garage does not: under Table R302.6 of the International Residential Code the wall to the residence or attic takes not less than 1/2 inch gypsum board on the garage side, and 5/8 inch Type X is what the ceiling takes where a habitable room sits above.

Permitting out here works differently too. Property inside the Magnolia city limits is permitted by the city, while property in unincorporated Montgomery County goes through the county Permit Office, which issues a development permit for development in the unincorporated areas — construction, grading, clearing and filling among it. Every structure and every addition needs its own permit, permits expire 180 days from entry into the system, and the county publishes an exemptions list it expects applicants to check themselves. A new detached shop is squarely in scope; finish work inside an existing building generally is not, but the exemptions list and the Permit Office are the authority on a given address rather than a contractor’s rule of thumb.

Ceilings take 5/8 inch regardless. Unconditioned shop space in this climate runs hot and humid for most of the year, the gypsum core takes on moisture, and half-inch panel sags between the joists. Finish level on custom work

Custom builds in this area frequently carry large windows and open plans, which is exactly the condition that exposes joints. Any wall crossed by raking light, and any large open ceiling, is a candidate for a Level 5 skim coat rather than the Level 4 that suits flat paint in ordinary lighting.
